The bottom line....studio prices are coming down (rentals). To pay 440k is fine if you're going to live in the apt. but as an investment I don't think so, at least I wouldn't.

That's why this market makes no sense, and that's why zorter and thesupertroopewerd don't like the truth, so they attack me. Go to nybits and see where all the professional property managers list their no-fee apartments. To think that you can charge more than that and actually get it is insane.

I'd look around a lot, get a feel for the market in specific areas and yeah, there's no reason not to try to get a bargain - just like buying anything else, a car, a camcorder, a computer.

My problem has been finding places and coops that allow you to rent it out at will....

I'm selling - So, if that's true then great - But, I gotta tell you as I walk around that area every day IT'S KILLING ME.... I love that area so much and I think that area is going to continue to rise and in 5 years from now it won't shock me at all if that 1 Bed room is 1,000,000.....

I'm selling cuz I can't rent it out as much as I wan't being that it's a coop... But, I think NYC is unlike any other market with an overall limited supply in the greatest city in the world - Then take an area like Gramercy and you're talking one of the greatest areas in the greatest city...
