Just trying to understand the details of this process. I have around $100K - $150K in equity and want to use it as downpayment for a second place. Can someone who's gone through it provide what they did and the best way to get this done. I was told that going through a mortgage broker would yield better rates. Thanks.
You have to get a cash out refi as this is the only way to do it (or at least I did it this way)...the problem is Loan to Values are getting tighter as well as interest rates are going up so you have to do it ASAP as that $100K-150K might go down based on conservative appraisals these days....Home Equity Lines/Loans do not work as it just looks like more debt...
Another option...borrow against your 401K as the banks do not regard this as debt and it does not show up on your report...then after closing on 2nd place, apply for a Home Equity Loan against you 1st house to pay off the 401K loan if you dont like having to borrow against your retirement...use this option if you cant do a refi and/or have a bonus coming up in a few months to pay off the 401k loan
