Lobby apartments have mice in apartments. That is the reason south facing lobby apartments with backyard have a lot of turn over.

All apartments facing north, the street, are subject to noise and pot as well as cigarette smoke from the bar next to this building. Bar's name is Ryan's Daughter. Smoke travels and rises, it does not matter if the apartment is on the 6th floor, the apartments get the smoke and noise from Ryan's from 10AM to 4AM.

The previous head of Community Board 8, James G. Clynes, says that if you rent next to a bar you should not complaint about the noise and smoke from the bar's patrons. James is a patron of Ryan's Daughter which is the bar next to 344 east 85 street.

James is now a NYC judge.
