I understand that every coop is different. However, I'm wondering if anyone out here could tell me what type of renovation deposit they had to put down. In my alteration agreement, it states a percentage of the construction must be held in a deposit. It doesn't say the amount yet (I'm inquiring why it was left blank). What's reasonable? 5%, 10%, 20% more?
Mine was just 1%, and even then it was only based on the initial rough estimate which turned out to be low. No one ever requested more once I got the actual quote. There were some other non-refundable nuisance fees, but the construction deposit seemed quite reasonable to me.
Ours is a flat $1000 refundable deposit.

As it stands, mine looks like:
1. 1500 non-refundable fee (which must be replenished if it falls below)
2. A percentage fee which the contract doesn't state which is odd. I'm asking about that.
Mine was 10% of contract value, max $10,000.
Mine has varied for kitchen renovations over the years between $1,000 to $5,000 (refundable based on condition of common space) along with a processing fee (non refundable). If damage is caused during renovations and exceeds the deposit, work cannot continue until more money is paid. They never asked for the cost of the renovation at any of these places.
I still have no idea where the building got the number for my deposit. They never saw any cost figures, and the managing agent would only say "that's what the board came up with."
For perspective, it was over 3% of the purchase price, and about 10% of the project total.
Plan review and back-and-forth with their randomly hired architect took five months. The managing agent took four months to refund the deposit (in full) after completion. Fun times.
