I recently purchased an apartment and I am planning to renovate the very old 5x8 bathroom. The contractor would remove all of the old tiles, replace the tub with a walk in shower and instally new tiles, vanity, toilet. The tiles that we selected will cost around $1,500, vanity about $1000, toilet about 500. We are not relocating plumbing lines for the tub to shower conversion, but we will have to replace the branch plumbing lines back to the risers. The contractor quoted me a whopping $47,000. Your thoughts, please. Thank you.
Doing a gut renovation right now and that price doesn't surprise me anymore. Does it include the finishing mats?
Labor for everything should not be more than 15k. Materials $5-8k. Total 25k for a bathroom like yours. Find a smaller contractor. A larger contractor has overheads and minimum profit expectations from every job.

What does it include? waterproofing? Any new vent lines? Are they mosaic tiles? How are they changing the tub to shower? are they going to go through the downstairs neighbor or raise your floor? Are they supplying everything? Are you doing a custom shower enclosure? Are they using negative air machines?

I'm trying to make progress on an alcove studio renovation myself - and from the handful of quotes I've had for a similar sized bathroom, I'd say $47,000 is a bit on the high side, but only by five or ten thousand... not twenty, if that's what you were imagining.

Sounds good... have any recommendations? I've had a handful of quotes for my project from various contractors, but still haven't found anything that's appealing. Basically it's a 600 sq ft alcove studio coop, want to do a new bathroom (keep the tub + toilet though), kitchen, appliances, floor, paint, not ultra high-end but decent. I was looking to get this all done for something in the region of $100,000, but the quotes I'm getting are close to $150,000 all said and done with materials, appliances and everything, at which point it just seems like overcapitalizing on an alcove studio coop. It's not that I don't have $150,000, I do, I just can't help but think that would be better put towards upgrading to a one bedroom, or retiring a year early.
We paid a lot less for a kitchen gut renovation that included redoing the bathroom floors and painting throughout so I would say shop around. COntractors can vary their quotes depending on how busy they are too; not always even a matter of who you use as when you use them.

My friend gut renovated just her bathroom (in a 1 bed) for $60k. Sounds crazy, but it's Manhattan .. open to recommendations if you have people who can do a high end job for less
Cost should be 20-25 for labor. Buy your own materials.
I just redid my 5x8 bathroom in the East Village. Obtained quotes from Sweeten. Cost for gut reno should be no more than 20-25k.

Mercer, I was also estimating 25-35k.
Primer, I don’t know the answer to your questions, but overall I estimated the shower conversion would be 10-12k. I’m looking to do a renovation very similar to the picture that you posted below (which is a beautiful renovation). I am planning to use a glass barn door and the same tiles that you used in the shower for the shower and bathroom floor (which I have already selected from Country Floors).
Matthew, does your bathroom gut reno include a bath to shower conversion?
My bigger problem at this point is I may need a new contractor. The guy who quoted me a ballpark of 47k was supposed to get me a more definitive estimate and draw up the plans for the co-op’s architect. He asked for a non-refundable 2k retainer, which I paid 3.5 weeks ago. A week after I signed and paid, he told me he was going on vacation. Haven’t heard from him since, (notwithstanding several calls and an email). I was hoping to have the plans submitted by this point, but it looks like that probably won’t happen for another 2-3 weeks.

Where can you get beautiful $10.00 sq ft marble?
Without going back into my records to check I would say a person would save roughly 7k. Keep in mind the slabs vary a lot in price too depending on what is chosen
We got very nice marble tile in Flushing for $13/sq. ft. Probably could have gotten it a little lower if we had the luxury to shop around/wait but were pressed for time so had to be "in stock." Very happy with how everything turned out though.
Primer, Marble tiles (12x18, 12x12, 12x24) are available in $10-$12 range from Nemo tiles. Carrera is certainly around $10. Calacatta gold/silver is $15-20. They certainly will not look like the slab marble you have in the picture.

Nemo's Carrera is $11.95 most of the marbles are more, the Calcutta is over $20 sq ft. Nemo is the place I would go. Have been using them for years
Have you looked at Quality Tile on Boston Rd. in the Bronx?
I have not looked at Quality Tile. I have been using Nemo tile for 15 years and have always had the best service and they are able to get me whatever my clients need at very reasonable prices.
I went to a lot of tile stores for my renovation. In my mind Artistic Tiles is in a sweet spot in terms of selection and price if you are looking for something special.
I have used Nemo on many occasions but found that a number of times their prices on stone were a little on the high side (high side for me, considering I always shopped for the cheapest prices on most things). I remember on one project I bought Limestone 12x12's from Country Floors because they were substantially cheaper there than Nemo (and I was kind of shocked that Country Floors was cheaper than ANYONE, but this was about 20 years ago).
