My architect has sent me a cost estimate of $25,000 for submitting a landmarks proposal. The estimate has a bunch of stuff that I don't think I need. I called LPC and they agreed with me. I am taking a non-historic facade off the house, think brickface and aluminum siding, and adding more historic porch railing back. The proposal is for staff review, not a hearing and this doesn't cover construction documents or any part of the Dob permitting process. The cost included several sets of detailed drawing of the outside of house as originally built, current day, and future plans as well as inside floorplans. I called LPC and asked why I would need so many drawings of the house, probably 12-15 in total, and they said I didn't. LPC told me the historical photos and blueprints we have and current photos are fine, why would I make a bunch of drawings of the way the building looks now? They said I need a drawing of the future plans, that is it. I am not really sure how to proceed since the architect is telling me they are required. Any help or thoughts would be greatly appreciated. You should interview multiple architects and ultimately work with someone you feel comfortable with. I interviewed three architects for a much smaller project. Be honest about what is needed and what your expectations are. Are permits going to be involved? Is the architect going to self-cert? What about project management? These are all important factors to consider.
Personally, I like to pay a flat fee and spell out exactly what I want. Everything is known up front and there are no hidden surprises.

None of the proposals went into detail about the specific materials they would submit with the proposal for landmarks, just estimates of time and hourly rate. She was recommended by a trusted source and seemed to be on the same page.
Seems high to me. The architects should give you a price that includes all work to be done and signoffs. I work with very good architects that can help you if you would like. Feel free to email me at primerenovations@mac.com
