Brooklyn coop small kitchen renovation issue

So we are about to close on a coop in Brooklyn. We thought we were getting a good deal until a similar market came on the market with renovated kitchen for the same price. Now, we are filled with remorse because we have been told kitchen (even small) will cost 30k in renovation. We plan to do most work ourselves as my other half has done construction work before. I think you should ask the super to remove the move. Some buildings require you to get a permit for removing a wall and some dont.

It seems that using the super is the path of least resistance. Better to seek their assistance with this project and keep everyone happy. Congratulations on your new home.

I used home advisor to get quotes from Contractors to update the kitchen. Based on the small kitchen size (5x9) I have been quoted $3500 and $3900 and it can be done in 2 days by two contractors. When I have asked if it includes materials, cabinets, appliances etc and the answer is yes. I had mentioned to them I would want ikea glass cabinets, butcher block counter top and basic appliances incl a dishwasher. Is this how you hire a contractor? They bring their own supplies, cabinets, appliances and charge for the entire job? If so, do these quotes make sense? I was told by a friend that cost of contractors always goes up by 20 percent or so.

remoreseful, What is the cost of the appliances you like? You can easily do that on Home Depot website? If you are doing it yourself, with very Ikea cabinets, materials cost alone will probably be $4k+ Appliances.

Mercer, its such a small kitchen (5x9). I live in Manhattan and am used to small kitchens. My current village kitchen is half the size of new apt. Basically, I have decided to have all cabinets, appliances on the 9 ft wall. It would have 7 ikea cabinets. I am surprised that they are only $1200.00 or so. My appliances (Haier) are around $2100 that I have picked because of width size on Best Buy, Home Depot site. That leaves backsplash which is barely 25 sq feet and at $20 a sq feet its only $450.00. Ikea sink & faucet are around $300.00. So, overall appliances, cabinets etc don't go over 6k without the labor. I am not sure how to calculate labor costs. One contractor who quoted $3500 has decent yelp reviews. I am at loss when I am reading the minimum cost to renovate a small kitchen is 30k. What am I missing here in my budget?

Go with the 3500 contractor but expect some extra labor charges and no insurance. I am guessing the sink is staying where it is and so is gas stove. Do not forget to add on cost of countertops (cutting them to size), cabinet hardware, lighting, and possibly floor. You may be done for 10k. 30k is bigger kitchen with nicer stainless steel appliances, insured contractors, fitted granite or stone countertops (can be 5-10k alone) etc.

Thank you, Mercer. Your comments are very helpful and give me a bit more confidence with this apt.

The sink stays where it is but the stove would need to be moved. However, it has plexi tube for gas connection and it would be very easy to move but I'd add the licensed plumber cost for up to $1k. I guess I can see final cost might go up to 12k. The kitchen has new flooring which would go really well with Ikea glass cabinets, countertop.

The contractor who quoted $3500 is licensed. I assumed he has insurance but I will double check. He said he can get it done in 3-4 days which sounded really short time.

Good luck. Let us know how much you end up spending. I am guessing with some nicer off the shelf countertop with sink build it and no kitchen designer (typically $2-5k) and DOB filing ($3k with expeditor etc), you may get done for $12k.
