Discussion about
Does any one know how to see sale data going back say 20-30 years for a condo unit (Streeteasy does not go that far back)? Thank you.

Acris may go back that far. Otherwise, maybe try REBNY.

Thank you Ximon. It gives me deed conveyance but not old price. Any way to find that?

Does it give you tax stamp info?

If you know how much conveyance tax was paid, you can use a multiplier to determine sales price.

Unfortunately no. Just shows the transaction with a doc amount of zero. More detailed scanned pages do not have the conveyance tax. Thank you for helping. I did get some good information about the deed transfers ex price.

Ximon, This link is indeed very helpful. I did find a little stamp which says SST? Is that it? I divide it by 1.925% and get the sale price?

That's the stamp you want. I used to divide by .04, I think. Whatever it was, worked for even old ones. Just fiddle until you get a sounds-right number.

Thank you. I am dividing by 1.925 percent which I believe is the transfer tax. Is there a reason to divide by .04 assuming there is no mansion tax. Mortgage tax?

I don't remember the transfer tax from back then but not sure there was a mansion tax. NWT's .04 sounds vaguely familiar. Should be a way to check what the rate was? If I am not mistaken, the old REDI sales books reported sales prices by doing this math.

Thanks a lot. It gave me some good information for a distressed property I am evaluating.

Fortunately, we still have the old (last?) REDI books from 2006-2007 in the office so I use those. For the tax stamps on the deed you have to figure out if it was the City or State transfer tax to know what multiplier to use.

30, What are Redi books? How you know from the tax stamp whether it is city or state? All I see is "SST". Do you know whether it is city or state? Thank you.

Believe the stamp is only the state portion of 0.4% as that is what the numbers suggest. Looking at 1985-90.

If you are a REBNY member or know someone who is, you should be able to access REDI sales info but I haven't done so in many years.

Before ACRIS (and before the internet) the only way to find out property history was to go down to the old Tweed Courthouse and look at the microfilm. However, Real Estate Data, Inc. published the "Real Estate directory of Manhattan:". Volume I was fee simple building owners and Volume II was condos. They also published the Select Register which was books of building floorplans. You leased the books and had to return the old one's when they sent you the new one's for the year (unless your father was the chief assessor for Manhattan and he snuck you one of the copies they sent the City).
