Do I need an architect?

I'm planning on renovating an apartment. The plan is to replace the kitchen, 2 bathrooms, new hardwood floors and paint. The floorplan is staying the same, meaning the sinks, gas line, toilets, showers, etc. are staying in the same place in which they are located pre-renovation. In essence, I'm replacing the old tile with new tile, the old toilet with new toilet, the old kitchen cabinets with new cabinets, etc. Do I need to hire an architect, or will getting a quote from a contractor and having them do work be enough?

Your Coop/Condo Board may require architect's plans for approval of the renovation. You should check with the managing agent on that before proceeding.

Depend on the building rules. Some buildings have different requirements for what they call a redecoration as opposed to a renovation. Also, if you swap out a sink, toilet or stove, building may require that you replace the lines inside the walls. I would start by asking management for a copy of the building's renovation agreement if it exists.

JMSNYC,

More important than a quote is a scope of work that should be submitted to the management company.

The scope needs to say that all fixtures are remaining in existing locations as well as plumbing branch lines back to the riser and waterproofing.
