Discussion about 47 East 87th Street #11B
Seems pretty good price and location even though needs new kitchen and possibly some work in bathrooms. Difficult board?

No apparent street or skyline views -- LR/DR windows open onto terrace which faces building across center of block. Funny arrangement of bathroom - one bath split into 2 rooms. Also, BR with entry from LR and hallway is unusual. Wonder if the floorplan was reconfigured at some point?
I like the large windows, but they look original, possibly not in great condition.

Agree with Aaron re: the exposure from LR/DR (and terrace) directly into a rather unsightly building -- lots of ugly brick looming outside those windows.

Also, this appears to be an estate unit that's been given a cursory slap of white paint and cheap-n-crummy low-end kitchen and bath renos - anyone purchasing would likely want to rip out that junk and start fresh. Don't let the clever staging fool you -- this unit looks like it needs a LOT of work.

Re: the split bathroom situation -- I actually don't mind that kind of set-up (someone can be using the terl while someone else is showering), however, to me the deal killer is both bathrooms are interior. Most people prefer bathrooms with windows.

I see. The next building is probably 30 feet away. Reno is indeed needed but price reflects that.

I'd say it needs to come down another 100k to 200K to properly reflect the obvious need for a gut reno.

Thank you. If I were to be in the market for something like this, I will try to get it. Location and school very good. It is 11th floor with a balcony which offsets looking into another building. Floors seems to be good. Maintenance is very reasonable. $150k all in will fix up kitchen and baths nicely.

There is 2 percent flip tax paid by buyer but do not know down payment and liquidity. Perhaps that is the catch.

It's probably more costly psf than it appears, since conv-3s are rarely 1700 SF. 50% financing is allowed.

That explains it. Not 1700 but 1500 or so. 50 percent down and 2 percent flip tax. I am guessing board wants a lot of liquidity as well. Price seems fair with these details rather than low.

Let's say it's a $200k renovation. My guess is people with $1M cash plus whatever post closing liquidity are looking for more apartment than this.

Many good comments. Additionally, the Agents typically to their previous particular track records started too high and then six months later we are at a price that is not bad. It has the terrace but does face brickwork. No view, but I like the layout for the most part. If facing south out over the city, then we have something. I think with spring coming it should finally move. The kitchen and bath take me back amusingly to my childhood. All that kitchen needs is a red tea kettle and I am transported.

50 percent down takes out most young families. But clearly a great place for empty nesters who have enough savings but not necessarily large income.
