Repairs in a Condo

Discussion about
I rent a luxury condo; the owner lives in another state. How are repairs handled? My shower is broken and needs fixing. The super will do it, but does the owner organize this, or do I? Do I pay cash to the super and then get reimbursed or take it off the rent? The owner is not being helpful, he just said "proceed with the repair" and won't respond to further requests for guidance.

wow.....well mention to the landlord that you will go ahead with the repair and any expense associated will be taken off the rent. Done. The fact that you are dealing with the hassle of repair which is his responsibility(absence any negligence on your part) is nice enough

It may also be possible for the super/mgmt to bill the owner directly. It really should not be up to you to shell out for repairs that are the responsibility of the owner, even if you get reimbursed later. Just bad business on the landlord's part.

Usually super will do it. If he just wants a tip (usually no more than $100 or $150 plus parts for a couple of hours of work), tip him and deduct from the rent after letting the landlord know. In the worst case, it is small money if the landlord says no.

Normally the management company bills the owner for any repairs by the maintenance staff. The management company just needs the owner's approval before they start. You should not be involved beyond requesting the repair/approval.
