Why list this as a 3 bedroom?

With current layout, dining room could hardly be a functional bedroom since it is the only way to access the kitchen. I suppose you could reconfigure the kitchen to open onto the hallway, but then you'd have to eat far away in the living room since the kitchen is too small. I think this would make more sense to list as a 2BR.
At this price point, I think people will compromise with kitchen location not being ideal if the apartment is used as 3 bed room after opening the kitchen to the hallway. Also, the floor plan and dimensions are there for full transparency.
If you enjoy eating standing up or perched on the sofa then sure this works as a three-br. But if you'd like to actually have a place to sit and enjoy a meal together then nope, can't see how it would work. No discernible way to create eat-in space in kitchen that I can see, even if opened into the hallway.
You will keep a dining table in the living room and use the kitchen for cooking. I think at $3mm, I would not make the compromise but at the curent price level, people will make that compromise.
Or have a bar counter by opening the wall with the refrigerator. Again, all depends on the price point.

Me too. The list price was pretty fair.
