Discussion about 262 Mott Street 405/406
I can understand the desire to pack as many BRs as possible into a space with limited windows... but does anyone really value a "master sleeping area" plus 1 legal bedroom as a 2BR unit? I see this often on streeteasy and wonder whether anyone is actually policing these listings advertising non-legal bedrooms.

Well at least the floor plan says "master sleeping area". In Soho and surrounding area, interior "bedrooms" are common and the spaces with interior bedrooms do trade at a discount to the one with real bedrooms. Also, I would think that the buyer or their lawyer will read the condo offering plan and will be fully informed before signing the contract.

Reminds me of the ads "All Rooms Have Windows" (or "Nothing has less calories than Wesson").

I think it would be expensive for SE to monitor all listings. In my experience they respond quickly to misinformation when it is drawn to their attention.

I think there is much bigger misinformation out there like clearly overstating the square footage for townhouses by including cellar space (not garden level which is ok) which does not even exist yet. It is not really Streeteasy’s job to police.

As a buyer, I'd want to see units that can be used as 2BRs when I search, whether or not they are legal 2BRs. A unit like that very well might meet my needs (in my case, single person with frequent houseguests) whereas I wouldn't consider a unit with only one possible bedroom, and I'd rather see as many apartments as possible that might meet my criteria. That's what I think StreetEasy should be concerned with, not the legal requirements.
