Discussion about 325 Lexington Avenue #4C
Why are the taxes on this apartment so expensive? Is it a typo? They seem disproportionately large compared with similar units

Its probably a typo, maybe its $354.
On the 3 year old sale the taxes are listed at $172.
In any case both numbers seem quite low.
Frequently taxes are within 20% of what the maintenance number is.

Just email the broker and ask

It's probably the annual number and you need to divide /12. Many listings on outerboro places have this error.

You can always check the tax for condos too: http://webapps.nyc.gov:8084/CICS/fin1/find001i

Also very good for getting an idea of what you will pay when the abatement ends.

According to that link it's $410 month.

Contacting the Broker seems appropriate & very good advice. The amount appears to represent possibly an aggregate (non-unit) amount. The same figure appears for several C line units.
Clarifying the one bedroom classification would be of best interest. Legally, as above, floor-plan would indicate studio as is refelected on some of the other C line units of exact layout.
All documents etc., with respect to any possible agreement should be reviewed with extra attention by a lawyer. Overall, the records seem sloppy at best.
Also, from Zillow, the figure doubles for the most recent info. Definitely needs clarity.

The 2016 amount is post-abatement (see August 16 statement), while the 2017 amount is pre-abatement (see February 17 statement).
