The older generation of owners in the board has recently taken a very intrusive approach effectively operating (together with the management company) the condo as a coop, including policing owners and their guests.

This is what I was talking about in the "Co-op conversions to condo" thread when I said "People want to buy condos but live in coops."

With 95 units and what looks like a lot of absentee owners (see #rented units), I wonder how far the condo board can go to change the rules. Hard enough I assume just to get a quorum every year let alone get 2/3rds approval for major rule changes.

In a lot of buildings (both Coops and Condos) the building's attorneys tell the Board "they can do anything the want to" under the Business Judgement Rule even if it is contrary to the Offering Plan, By Laws, and even the law. If someone doesn't like it, they can sue.
