Discussion about 250 East 87th Street #4B
I thought virtual staging was supposed to make a listing look better...
Is it the zebra rug you do not like?
Looks like the photos were taken with a fisheye lens.
I'm not seeing anything that looks substantially improved by the staging, and think it significantly detracts only in the BR with the two overmade beds. The mostly empty apartment looks just fine, so don't see much value add in this staging.
I don't know the building, but I like the floorplan, and the writeup is good, and attention getting, if a bit over alliterative ("copious compendium", "proud proportions.. unparalleled").
I think if they lose the zebra/animal skin like rugs, get rid over making of the beds and place setting at the dining table, the staging looks nice.
Not staging, but I'm curious what people think about that kitchen?
Kitchen looks well proportioned and nicely decorated although I wonder why the range is so close to the swinging entrance door. That might be a mistake. Ouch! So maybe take out the door completely or even better, move range to another side of kitchen?
Quite often the board will not allow that because of gas lines.
My view is: feels bad to gut, feels bad not to gut. How much Reno would the buyer do?
If you can live with the existing decor, center the range on the existing wall (may require custom cabinet sizes, which is why they didn't do it to start with), remove the swinging door. It's not perfect, but there are enough pluses elsewhere in the apt to make it worthwhile.
