Discussion about 275 Greenwich Street #8L
Not renovated but ok condition with probably 30 year old kitchen, floors etc. I would think at least $1250 per sq ft leaving $350 per sq ft for reno / trouble (with everything remaining in place) so that the finished price is $1600 per sq ft.

Given that there is no structural work in the reno, perhaps as low as $300 per sq ft reno / trouble which will put it at $1300 per sq ft vs finished apartment at $1600 per sq ft.

It's interesting to note that when this apartment came on the market the first thing in the apartment description was "Please note apartment is leased through to May 31st, 2019." But now enough time has passed that they no longer think they need that caveat.

That is probably why they have not taken a price cut as they can not really sell.
