Discussion about 81 Walker Street #PH
This closed at ask. Seems like a really low psf price, particularly given the outdoor space. East of Broadway, which is not ideal, but can't otherwise figure out why it would close so low.

Not my favorite location, but the place looks to be in very good condition, and well designed. Were I in the market for a loft, I'd have considered it. It being a 'small' building (only 6 units) may have limited the upside ask, or there may be some big expenses coming up that were discovered during due diligence.

I think the space is very attractive but lacks enough bathrooms and bedrooms. Also Reno seems to be cheap as in LG fridge, no marble in the master bathroom. Most people at this price point will end up doing significant work.

How does "Commercial Unit" affect sales amount usually? Weird that it's zoned that way--it's clearly set up as a residential unit.
