Are the owners/broker of 1B completely insane, asking $3 million, and almost $2,500/sq ft for the very same apt that sold for $2.2 million at the market height in 2014? You'll be lucky indeed if you break even on this very mediocre, at best, apt. The negatives for this apt are plentiful. A 1st floor apt with no views or natural light. This 2 BR/2BA is tiny, tiny, tiny with livable sq ft under 1,000 sq ft. Yes, there's outdoor space but it's value is much less than interior space, not to mention that it also gets no sunlight. There's probably a very good reason why this listing has no pictures of the actual apt.

Not sure how you justify your numbers when 1A closed in July for $2,820,000?

I can't control an idiot buyer from Brazil who's looking to park her cash in NY real estate. What I can tell you is that these types of apts are not selling for anywhere close to $2,200+ in this market.
