Discussion about 39 East 29th Street #18C
18C was sold in 2008 for approx $1.9 million. Importantly, it went into contract before the crash. Today, they're asking $2.925 million, > 50% vs '08. More importantly, the asking price correlates to $2,244/sq ft. Is this now a trend? Clueless sellers/brokers of mediocre apts asking $2,000+ per sq ft. What we have here is a 1,300 sq ft 2BR/2.5BA apt with livable sq ft of around 1,000 sq ft. The large windows face similarly large windows in a building maybe 5 feet away. Who in their right mind would want to live like this? Seller will be lucky to break even on this drek.
