How is it not a massive conflict of interest for him to be board president and "exclusive broker" for the building? Who would want to buy in the building when you are beholden to this guy's whims? Harms property values.

It is a conflict of interest or at least an appearance of one. I assume it is disclosed to unit owners in annual reports which may be all the law requires.
