Excellent work. Thank you. Interesting to have the variety of hearing from folks focused on particular smaller markets within NYC.
All of these videos share the common theme of brokers saying that you have to "price it right" but I think there's a layer deeper to that analysis that people aren't quite diving into yet, which is "what does it mean to price it right and if everyone priced it right then what would happen to the market demand?" I personally believe that the demand to really clear the inventory at the higher end is less than a lot of people think, and that prices will need to drop materially in order to clear that inventory anything in the next few years.
