Discussion about 105 MacDonough Street
This one is down more than 25% from the original listing. Think it clears at this price? What's the current temperature for Brooklyn townhouses? Anecdotally prices appear to be coming down

Houser, I am curious if 25 percent reduction in price has only brought this in line with the comparable actual sales.

You're probably right. I just filtered for < $3mm townhouses in brooklyn west of Prospect Park and quality inventory is slim to nonexistent.

Personal definition: townhouses west of the rightmost edge of PP tend to go for 3mm and above. Includes Prospect Heights, Clinton Hill and a small part of Bed Stuy but not PLG and Crown Heights.

I'm still not following because this property is about 10 blocks to the East of the absolute East most part of Prospect Park. It is NorthEast of both Crown Heights and PLG.

I hear that BK townhouse market is being driven by condo conversions. Would love some thoughts on what percentage of market that makes for BK townhouses.
