Rent is not as advertised

The rent listed is not the actual rent. The actual rent is $2,495, but it's being advertised as less than that after some bloated description of a "signing discount" which of course goes away after the first year. Street easy should have a policy against this practice because in New York City it's all about the legal rent and not some made-up rent that the landlord can increase at any time.

Mdub, agent clearly states in the description both rents (net and gross) and what the incentives are. 18 months is a good deal and if the market isn't that much better, you can negotiate when lease comes to an end or go elsewhere if there are better incentives. Clearly by offering 18 months rent, landlord is trying to stay away from the 'winter' months and have apartment turnover in the summer months where there is more demand. This isn't a Streeteasy thing, more so a 'NYC Real Estate' thing. Good luck in your search.
