I went through the entire application process and lease signing all within one lease, only to find out that 3 weeks later (1 week before my move in date) that the landlord wants checks for the entire year up front. I was not comfortable with this request and asked the landlord to add one additional line to the lease stating that "post dated checks were delivered and should not be checked before the first of the month", but he refused and 3 days before my move in date called the whole thing off, refused to speak to me, and had the broker give me back my money.
I would reconsider before signing any lease for 131 huron st with Larry Schwab. The whole process was handled extremely unprofessionally. They also told me they are planning on doing construction on the apartment AFTER I signed the lease. He is temperamental and unpredictable, all characteristics you should be concerned about with a new landlord.
