How much premium for size?

There is no logic to pricing at these $ and $ per sq ft price levels. It is almost like artwork. Personally, I think size premium is beyond 3 bedroom is gone or in some cases negative assuming everything else being equal. Just look at 70 Charlton one of the Penthouse sale per sq ft factoring in say 40-50 percent of ourdoor space as interior.
Personally I think terrazzo floors everyone is a big no-no.
Tiles as kitchen backsplash?
No private elevator.
I find the floorplan unfortunate. For example: in the 2nd floor master suite one needs to walk along the window wall to get from the sleeping area to the bathroom and to the dressing room, which means you either a) don't mind being an occasional exhibitionist, or b) have to keep the shades drawn much of the time. Overall, there's minimal privacy from your neighbors in this set of buildings. No separate entrance to the service areas, and the relationship of the 'front' doors to the elevator lobby is rather clunky. Also, only 1 functional staff room. And it's bad practice to put safes on walls that back up to 'common' areas. Only interior walls where you control what is on the other side of the wall (and not near entries). Other than sheer square footage, it seems like the wrong amenities for people with $53m to spend on an apartment.
Plus these buildings had a lot of problems with leaking.
