Wall creating the bedroom

Please be advised that this coop has a wall built in recent, dividing the studio into a 1-bedroom apartment. However, it is not clear if the owner obtained the necessary permit from the New York City Department of Buildings; thus the wall may not be legal. Buyer beware!

I could swear just 5 years ago apartments that size traded for under $200k.

Needed gut Reno at $220k. Plus 125k for nice clean but not high end reno. So call it $350k. Appx 5y back.

2 years ago it was listed for 315k
Maybe they did some renovations of the kitchen. And the bathroom too?
But 2 years ago that wall dividing this studio into a small one bedroom was not legal.
I know because a friend of mine was interested in the apartment at that time and checked - there was never a permit filed with the DOB (Department of Buildings) of NYC. That makes the wall illegal, unless the owner has now gotten a permit since 2 years ago.
Anyone interested in buying this apartment should check that that wall is legal and permitted by the DOB

Well it has a window and is over 8 ft square so your lawyer would have to look into it.
