Discussion about 133 Mercer Street #6
No SF listed but a past listing has 1440 (I guess they don't want a $2,300/SF asking to show up).

I don't see it in the listing, but it's clearly M1-5B/A.I.R.

Soho prices are hard to predict due to limited supply. I would think they can get $2.3-2.5mm.

The ask is way out of line with prior sales in the building, apart from what appears to be abberational sale of unit 3 for $3MM (that had sold for $1.75 4 years earlier), but 3 was far better renovated, an actual master bath, and a second bath. Agree that this is not going to get above $2.5MM. Note that renovated 4th floor, with 2 baths, rents under $10K

Missing one bath is a huge issue especially when the rest of the apartment is renovated and priced at a premium.

Lots of wasted space with that kitchen setup.
