1st time buyer (greenpoint and fort greene)

Hi, I'm a prospective home buyer and was hoping I could get your opinion on this property. I've been holding out for a 'perfect' property I would enjoy, but I've either been outbid or cannot find any within my price range (Fort Greene, 2 bed, 1.35 million max, south facing exposure) https://streeteasy.com/building/the-driggs-haus/pha?card=1 I am planning on offering 1.32 for the property (no parking) - do you think if I get the property for that price it is a fair buy? Or would you recommend waiting it out for the summer to wait for something to open up in FortGreene. I know this is relative, but would love to hear your opinion! Thank you!
