The penthouse is amazing. BUT, with literally YEARS of construction about to come to the Brooklyn Heights Promenafe the flat needs to discounted much more (the origional asking was already too high for a co-op with a very strict board). Perhaps $8 million.

You mean you will buy this reno needing apartment for $8mm in a market with plenty of finished property?

It is 3650 interior as per listing. And 1500 exterior. Call it 4400 interior sq ft for pricing. 8mm is a little high if some one has to spend min $1.5mm fixing it up to price tag appropriate level and spend another $500k in carry. Brain damage extra.

I would have a lot of concerns in buying that apartment and I don't like the floorplan at all.

The best feature of that apartment is the large wraparound terrace, but it's on the same floor as the bedrooms. So if you want to use the terrace for entertaining at night, then you need everyone to stay awake so long as the guests are there. Not great for people with children. It also means you're going up and down the stairs to the kitchen and that people are going up and down the stairs if you are entertaining both inside and outside. Much better floorplan if you flipped it around for the bedrooms to be on the lower floor.

I would also want to make sure I understood all of the air rights and building plans between this building and the water.

TeamM, Your point about layout is a very good one. Since it needs a reno, the new owner should be able to make suitable changes.

So you would get to the apartment by taking the elevator to the penthouse floor, then climb the common staircase to the roof, go outside, and then enter the unit from the terrace?

You enter as you do now and go up internally to the living area and roof deck.
