Discussion about 959 1st Avenue #PHR
I can’t find the interior space including exterior walls. Call it 2500-2800 using new condo standard plus very nice outdoor space. Believe they may have included very thick black structural elements. So $6mm Max?

Not sure about price but that east facing terrace is something.

The structural elements make this a very odd layout. You enter on the bedroom floor, only to talk up to the living room floor. The separation of the living room and "family room" is just odd. The terraces are nice, but the pool is dumb. This place is not worth the ask fully renovated. Though lacking the terraces, 26M is a nicer apartment, finished and to give an indication of size, seems to me at least to be similarly proportioned interior size at 2200 sq ft. I am a fan of outdoor space, and four exposures (although one of the exposures on the 29th floor seems to have windows into a black hole), but this price is nutty. So is the notion of a tax abatement for a building like this, but that is a story for a different day.

I suspect you can enter on both floors. There are 2 little black arrows on the living room floor.

Main entry on 29 (living room level), walk *down* to bedrooms on 28. The ceiling of the MBR provides the terrace on 29, and you could stand on the 29 terrace, and look down over the railing to the MBR terrace on 28. That said, I don't think the windows represented on the MBR BR & WIC are correct. But at least they put the W/D on the floor where most of the laundry is generated. Agree that 26M is a much better configuration, though lots of wasted space in the MBR bath.
