Discussion about 1865 Second Avenue #RES
What do people think? I think net income is close to 160k once you factor in maintenance expense, management company, and periodic upkeep like facade and windows. Rent stabilization laws expected to get much tougher.
Actually more like $60k vs $100k stated.

I don't really feel like doing a full analysis on a deal I'm not involved in, but the "Inclusionary Housing Plan" (i.e. agreement to keep this as "low income housing") has to be factored in somehow.
