Additional 1/2 bath in 743 Sq. Ft. necessary?

https://streeteasy.com/building/21-powers-street-brooklyn/phc?featured=1 Is it really worth devoting space to an additional 1/2 bath if you only have 743 sq. ft. to work with? I understand that many people might prefer that guests not have to go through the bedroom to get to the bath, but taking what could be a walk-in closet for a powder room seems a bit much. In the plan shown, had the door to the full bath been moved to the hall, the problem would be avoided. For such a constrained space, it seems rather unnecessary. Also, in the current ad, the photos of the kitchen are not that of the apartment shown in the plan.

I agree. Space could be better utilized by adding to living room / kitchen especially it 743 sq ft is a new condo measurement. 20y back it would have been sold as less than 700 sq ft.

too expensive, you need to spend at least 50k and 2 months, not worthy
