After seeing the maintenance, and the land lease status, I might only need until 4:20.

Aaron has that one. Although the maintenance here also is attributable to hotel services from the adjacent hotel. But the units in this building have depreciated in 13 years, and that is not likely to change. This one has turned over three times already. I see a flip tax coming.
