What is value here? 1.6m? why is this apartment not selling - is this building not desirable?
Can’t say what price is right but the apt needs gut Reno and reconfiguration due to second bathroom behind the kitchen. Who knows whether you would be allowed to move the kitchen towards living room so that one of the bedrooms with attached bath could be behind the kitchen.
Looks like they did about all they could to ruin the layout which I believe should look similar to this one:

I think this unit probably needs some IRL staging not just virtual, if not actually knocking some walls down and putting them back up in their original locations.

You keep posting low floor, not well renovated units in somewhat fussy Coops and wonder why they aren't selling, asking what the right price would be.

There are three bathrooms in the original layout. I would say the apt can be make very nice but certainly needs a gut or close to a gut reno which including carry and trouble will be $500 per sq ft.
Yes. This would work much better as a giant 1BR.

Fifth floor previously referenced has a double-height LR, among other differences.
Not sure how much better or worse 2E is vs 3E floorplan as currently exists. It's basically an Edwardian 5 (ie a giant 1BR as stache says)
By the way, I've been in some of the double hight units in this building and they are spectacular.
For such a "grand" apartment with a relatively good layout, the view is hideous/non-existent. Perhaps this is the reason, although I know a lot of my neighbors don't give a fig about views; in fact, prefer the quiet of a brick wall next door. I live in a small apartment with a huge view and love it. You forget the size because your eye is continuously drawn outward and upward. But then, that's just me.
30, you are right about the suit, but all real estate has a price and buyer. this one may be worth 1.25 in this market and the renovations required...
the lack of view really limits it
Excellent layout, moderate maintenance, if asking is $1.5M, it will sell within one week
