Discussion about 536 East 13th Street #1
How does one get that? Includes square footage of the garden? I am sure it is as per the condo offering plan.

1254 sq ft apt
770 sq ft yard
70 sqft storage

And yes no way that apt is 1250 sq ft, more like 1000 sq ft.
Its that funky math condos use that include % of hallways/staircase, etc.

I get the inclusion of prorated common spaces but including 100 percent of exterior square footage is the first I have seen.

The original listing said 1394, including the storage. Either way, I stick to my position that sq ft is only the private livable indoor space where a person can stand. Storage, common areas, shafts, walls, views, terraces, balconies, and air rights should not count.

Ah, it seems the current broker egregiously inflated the square footage. Previous listings are 1300 some thing square footage.
