Discussion about 215 West 90th Street #10A
So, $2.9 in Dec '14 around height of market. $3.5 today. (Many) neighboring windows feet away look directly into the kid's rooms. Kitchen is hideous and depressing. Does anything more need to be said??? If this place sells for more than $2.5, then I shall forever hold my peace.

But what about the "improved" layout?

11A sold in a month for $2.75 last summer in an unrenovated state and an even odder layout. While $3.5 seems aspirational, you may very well be holding peace.

nyc_sport - I don't claim to know this portion of the market at all, but I do think that in general Manhattan had stronger prices last summer, so I wouldn't be surprised if 11A couldn't get that price today.

The chairs in Photo #2 are a different color in Photo #8. Are they going to a party?

They're mood chairs.

When you look at other sales in this building it becomes apparent that people are willing to make weird layouts to get that third bedroom- and others are willing to pay big $ for these strange spaces.

Ali, It is silk or like fabric, which can completely change color depending on lighting and direction of sight. I am sure photoshop has its part too.

300, it was a joke about the (unlabeled) photoshop job.

I know but I think it may even be real without photoshop.
