Apt 1706 may be the most boring, dull apt I've ever seen priced in the $10 million range. And let's not forget this ain't no brand new spanking condo or grand coop. No, it's a cookie-cutter 1980's cond-op that, by all insider accounts, has been falling apart. Maintenance of $15,000/month is ridiculoso. LR windows have nice open views and many others do not. The terrace is too narrow to do anything on it. Priced at $9.5 since June 1, the price will have to fall significantly, maybe around $4 million give or take, before it'll sell.

Unfortunate layout -- a good gut job may be able to fix it, but it won't be a good investment.

"The Kitchen has... [a ton of equipment]... and a lovely windowed kitchen and eating area, making it difficult to ever leave the room."

That was the point.
