Discussion about 99 Bank Street #2A
Assuming that maintenance could easily be higher than rent and that the apartment is stabilized forever, is there value in buying one?

If you can predict when the rent stabilized tenant will leave and at what buy-out cost, you can have your financial model for value estimate. Needs inside knowledge in most cases.

All you have to do is issue a negative yield bond to finance the purchase and you're all set.
