The “terrace” is clearly a fire escape. Only in New York!

Well at least the access is not through a window and you can certainly use it subject to fire code restrictions such as no furniture to be left out etc.

Who writes this stuff? " ...and with top-of-the-line appliances, you will never risk overcooking your dishes." Which displays a surprising lack of understanding of just how cooking works.

"Complete with a dishwasher, and washer/dryer, in this apartment you will find all of life’s luxuries at your disposal" And a really low standard for the definition of "all of life's luxuries". Though I am certainly glad to know that "Heating runs through the apartment’s radiators".

And buried at the end is the potentially most interesting bit that an adjacent apartment is available for a possible combination.

The real question is who reads this stuff. I read the first and last sentences. The first mentions any special feature, and the last tells you the reason why the place is cheap... stuff like "Sorry, no dogs, no mortgage, PITA co-op board, bedbug infested, and $500,000 special assessment".

"Nor only is the floorplate large..." Say what? WTF is a 'floorplate'? Brokers who cannot even bother to spellcheck before uploading their listings are the laziest SOBs around.
