Active Leaks

I am in contract on a property. On our contract the seller agreed to deliver the apartment leak free. Upon visual inspection we found what is most likely a leak on the floor. However seller claims this is not a leak, but simply a floor defect. We asked the seller to allow us to perform a moisture test to have a conclusive determination, but they refuse to allow such test. What are my recourses here? We are almost certain is a leak, but seller refuses to let us test further and claims is not.

What do you mean by "a leak on the floor?"

Did you observe a pool of water on the floor? Do you think it came from the ceiling above? From a nearby wall? Somehow up from below?

What do you plan on testing for moisture, and how do you plan to conduct such test?

I'm on the same page as flarf, but also willing to bet your contract spells out your options.
