Dream on.....

I'm not the listing broker, but I love the Mercantile (on a day like today, how overrated is it to get to your garage space without going outside?) and I disagree with your price forecast. This unit is 500 sf bigger (and another bath bigger) than a fairly recent (one-year-old) same-floor comp that sold for $1.6mm. It might not be for you, but I think you're overly bearish on it.

The building is having it's difficulties in this market: out of 21 "past sales" this year, only 6 were actual closings and 15 were taken off the market. And while I agree it is currently overpriced, I disagree that it couldn't get more today than $1.75 - but I don't think we will ever know because it's not selling any time soon.

It's listed as a 1BR but it looks set up as a possible 3BR if one sleeps in the LR. Otherwise I think the door to the MB would have been placed closer to the kitchen.
