Sold for $1.3mm something in 2021. Nothing changed.

Not sure if you can actually use that in a commercial manner as you need to leave certain amount at the back open. For most it is 30 foot yard at the back but I am not sure about this one.

Just realized, when it comes to gas, you probably want to check for any violations on your
neighbor buildings as well. Blast forces dont recognize property lines.

You can look 2 or 3 doors down the street (#119 or #121) for an idea of what you could do. Or figure out how to also buy #123 to put up a larger building.

Thank you Aaron. R6A zoning. 30 ft set back gives 25x30 building. Max base height 40ft. 4 floors. So I get 3000 sq ft. Plus 500 sq ft 5th floor set back. But 121 has been able to build more. Presumably 119 had some grand-fathering to allow building all the way to the back. Is that how you see it?

@300 -- I'm terrible at doing the buildable area calculations (I do it totally as an untrained amateur), and didn't see any particular reason why the other properties were larger, or anything recorded that might let one build larger than current zoning.

What is interesting to me about 121 and 123 is that, under their ugly duckling siding, are quite possibly two very old wood frame houses perhaps dating from shortly after when that land was first divided up. The lots in that area originally ran through the block (from North 1st to North 2nd [now Metropolitan Ave). The current deed refers to 'the southerly equal one half of that lot of ground...'. I doubt there's anything historic left inside or outside of those buildings, but they're survivors of an earlier Wiliamsburg.
