Does this seem reasonable?

Want to get some perspective. I am about to sign a lease for 1BR in midtown east for $3100/month. There is no broker fee and among the buildings i saw in the last few days, seems most well maintained, has a posh feel and a gym (no pool). Very nice location as well. The apartment is average size IBR (apprx 650-700 Sq ft) with new and high end appliances (marble kitchen top, large ref. etc). This is the best deal i have seen in the last 2 days and I do want to stay in mid-town east. Am I paying too much? Should I be looking a bit more?

That sounds pretty reasonable to me and you have no broker fee.

You yourself can probably offer better perspective than anyone here because you've been on the hoof looking at comps recently. How does this apartment compare to the others you've seen, size-wise and location-wise?

That said, $3100 sounds within range for what you're describing.

shouldn't pay more than 2600 for 1BR in midtown. This seems high for mid town.

that would get you one of the lesser one bedrooms at regency towers on E 63, which isn't particularly nice...

I haven't seen too many full service one bedrooms in the 3s...

Sounds a little high... not much though. Is the building steps from the subway? Great light / views? That could account for it being a bit higher than I'd expect.

We're paying about that in Windsor Court on E 31. Prices are supposedly coming down. I don't think you are getting ripped off but maybe you can do a little better

Windsor Court wanted to raise my rent by +3% and when I tried to negotiate they told me they would come down to about half of that. My wife and I decided to not renew as the elevators have been constantly breaking down over the last couple of months and I've had serious water issues living on the 18th floor, the last floor that gets its hot water from the roof (and to be fair, we're starting to feel old living in the building, even though we are in our late 20's / early 30's).

That was in September, though, and as someone noted on a different topic, Ogden has now removed the prices from their website so perhaps they are coming down. I have a spreadsheet from September which was tracking the prices on Windsor Court apartments around the time of my renewal. Several of the apartments are still listed as available, so I can let you know what they were asking a couple of weeks ago if you're interested in getting a sense of pricing (although you would need to call to get a quote for the current asking price).

Paying a little more on E34th street, but the apt. is slightly larger (over 800 sq. ft.)

steve, speaking of nybits.com, the median rent for a 2BR in Chelsea is still quite high ($5,845).

Jasper are you still here in Windsor? Are you on Lex or 3rd side? We are very old for the building but we don't mind and one of the few families here. We like the park - all the kids play in it.We aren't renovated but have new appliances. Im wondering what they will try to raise us. We are up for renewal in FEb. I have lots of complaints this year. An elevator actually closed on my daughter. I better get my list up and running. I'd like a rent decrease but I know I'll never get that. Oh my husband got caught in the elevator one night for almost an hour.

Your rent sounds about right. Whoever said $2600 must not be talking about doorman buildings. I think the lowest I've seen for midtown doorman building 1-bedrooms is $2800-3000, and those were very small, NOT average.

cccharley, on the 3rd ave side (155). The way things are headed I would imagine that by Feb you should be able to get away without paying an increase.

We settled on an apartment that is giving us a month free, which combined with a cheaper monthly rent cuts our annual living costs by about $7k. However, some people would consider a move to Battery Park a sacrifice in lifestyle, but we are looking forward to less noise and living by the water.

We almost moved to BPC in 2002 but moved to Windsor instead. I low balled peter cooper - told them to call me if they will go to 3000- nice size apt to divide and it's great for kids. We need to stay on the East side for school and are waiting to buy a 2 br or jr 4 when prices finally fall. I saw that they took down the prices. I assume the low end will be in Sunday's ad in the NY Times or I'll call and disguise my voice to get the prices.
