All of these people enter this board with vested interests and ulterior motives. Me, being dead, have none.

I will say though, that I agree that Manhattan real estate always has been and always will be a good investment. Buyers will never have more power than they do today, and will probably enjoy for another six months or so. The benefit of waiting that period of time will be somewhat marginal, as interest rates will invariably start going up as the economy heats up in mid-2009. Not all a good thing, but the federal fiscal stimulus will drive up interest rates and inflation. Not all good, but it will save the economy, and Manhattan real estate, maybe just in the knick of time. Could be why they call them the New York Knicks.

Right after the election, things are going to seem a whole lot better and a whole lot brighter.

The election has little to do with the economy. Financial forces suches as the sub prime fiasco and the ensuing credit cruch as well as global market forces outside the US (eg emerging markets) have the biggest impacts on world and US economy.

Yes, you absolutely identified the opportunity to lose 25% in Manhattan RE in just 9 months back in January. Even better if you leveraged it 10x...

I on the other hand made the mistake of buying SSOs when the dow was under 8k (and said so on this board). Thats a 26% return (more if you sold it the week after). And thats only 2 to 1 leverage.... imagine what 10x would have been.

Please, perfitz, give us more advice. I need to know what to do the opposite of.
