How does this happen???

Can someone explain how an apartment can go from "Active Listing" to "Sold" in 17 hours? http://www.streeteasy.com/nyc/sale/183863-coop-300-east-71st-street-lenox-hill-new-york Is this something with Streeteasy or some other kind of anomaly? Normally I would expect a unit to linger "In Contract" before going to "Sold". Just curious if this is unique.

Yes, but once it sold it went from Active to Sold almost immediately. This listing was still active this morning. Even if I showed up with a bag of cash yesterday and said "I'll take it." It would still need to go to contract first, no?

They just never reported when it went under contract. happens fairly often.

Oh really. I thought by law a listing was required to report when it goes to contract. Even the broker website never had it listed in contract. Thanks for the clarification.

Not sure on the legality, but I think sometimes a broker (or a broker's listing database) accidentally doesn't register an apt. as 'in contract'. I suspect that this 'mistake' can be manipulated so that a listing that is in contract can still generate back-up interest in case the first buyer falls through. Brokers, please set me straight if I am mistaken.

1) broker websites have more gradations than Streeteasy does. We have "Accepted Offer" -- "Contract Out" -- "Contract Signed" -- "Board Approved" -- Streeteasy doesn't have those subtleties.

2) Not all the computer systems update each other -- just last week I was trying to get Halstead to see the correct status on a listing -- never mind Streeteasy, which sometimes requires a separate, manual update.

the data is ONLY as good as the agent that updates/enters it! The website data is controlled by the agent, not some central committee or regulatory body. There are very little controls. Streeteasy gets data from indexing, direct feed and web crawls I assume. So, the web crawls are exposed to the accuracy and timeliness of the agent that enters the data.

KAS242 gets it. Most agents do NOT update their listing as contract signed right away, because as commission agents, they want to get more direct phone calls and potential buyer clients first. It may sound like this:

BUYER - Im calling about your E 76th property
AGENT - Oh, thanks for calling, lalala, Im the best broker, lalala, that listing has been in contract for a few days now and the website has just not been updated yet (yea right), HOWEVER, if you want I know a few other properties JUST LIKE THIS that I can show you? Why dont you tell me a little bit about what you are looking for, and I'll send you some listings.

It all starts with getting that call!
