How does a co-op board vote when they are deciding whether or not to interview someone for a sublet? Do they meet in a group and then render a decision to the managing agent or do they individually say yes/no directly to the agent? The managing agent tells me she is waiting on one board member's response and I don't know what that means....
Depends on the coop. Ours doesn't require unanimous consent before deciding to interview an aplicant. Some board members have a stronger role than others so it could be that they are waiting for the President or head of the committee to reply. Alternatively, they may be trying to schedule something and waiting for availability.
does the response waiting for the final board member sound good or bad to you lo888?
for Obama
lol convicted very cute!
A formal board may require themselves to meet together once a month with everyone in attendance. In my building, our board is more informal and we leave it to 2 people to make decisions such regarding yours.
May I ask how long the board will allow you to rent for? If you are asking for an extension from that time that may be holding them up until they all can get together.
ruff, I am applying for the first time to this co-op board and it will be the first year the owner sublet's it out. It is for one year only.
Like I said, it could be that that specific board member has responsibility for sublets (or all applications) and if he or she is not immediately available, it would cause a delay. Did you ask the owner what to expect?
this is the first time the owner is subletting so he doesn't know the time frame. Neither does the broker.
I can not give you an easy answer. Based on your response to me, In our building the answer would have come right away. In fact, the owners can and do ask us passing in the hallways for things like this.
It seems like it is no big deal. I mean there may be issues with you "finances" income, but normally hold the owner libel and if your income is sufficient and only for one year.......I can only guess that they need to get themselves all together for the "interview" and with people's personal lives sometimes that takes time.
Again, the owner can go and ask a board member themselves and try and get an answer.
thanks ruff for the insight. I guess the problem is the owner doesn't live in the building-this is an investment property for him and this is the first time his tenant needs board approval so I'm not sure how comfortable he is with calling someone from the board to inquire-doesn't want to come off as pushy I suppose. But I need an answer and the waiting is dreadful. My life is on hold!
I am sooooooooooooooooooooooooo frustrated. The last board member refuses to respond to emails from the management company to give a response regarding my sublet. We just keep waiting and waiting and she sends out emails and nothing. What is there to do?
You're just gonna have to chill. Perhaps this board member is on a power trip. It certainly appears that, for whatever reason, they do not respond well to being pressured so your repeated entreaties may be counter productive. Good luck & let us know what happens.
