NYC vs. Westchester

I am losing faith in NYC and now considering moving to Westchester. Does anyone have a feel or comps for the Southern Westchester market, Larchmont, Harrison, Rye, Scarsdale, Armonk, Chappaqua, etc. I don't see many price drops there, but i am hearing 30% lowball offers are the norm and being accepted? Anyone chime in with first hand knowledge? Can I find a nice move in condition 4 bedroom, 3.5 bath house for 1.4 MM?
I know for the CT market (Fairfield County) prices are coming down and inventory is very high. Sales that have closed over the past few weeks have all been at prices under list (but not far from list). But from someone who grew up in Westchester/Fairfield Counties, I think that overall prices are still very high --and that there is still a lot of room to fall. This summer I saw a house on the mkt in Larchmont for $1.3M that had 4BRs and 3 baths... But it had no land and no garage (they turned it into a playroom). It was a very cute house though, so I definitely think you can find a 4BR, I just think the prices are still very high for what you get.
