wow amazing deal on 6c
But 6C only has 1.5 baths and one of the most ungracious entries I have ever seen. The 96 Street dividing line is still very much in effect on UES. The majority of buyers will not cross further north, thus harder for resale. I think 5C will ultimately sell for less than when it was bought for in 2004 for 1,290,000.
Also that block is the east/west crossing on a narrow street and with the M96 stop on the corner. It gets very busy, congested and noisy. I had a friend on that block who always had trouble unloading stuff from her car because of the traffic. Its one of those things that I believe most buyers dont realize until they move onto the block and see it on a daily basis.
The sale on 6c was an aberration. KAS242 was wrong in their assessment. 5c has since sold in 2009 for greater than 1,575,000. Recent sales are approaching the 2,000,000 mark. It is true some buyers will not go past 96th St. But the neighborhood has continued to improve and 96th street is no longer seen as a dividing line for purchasers. In addition to the apartments themselves the excellent management and the financial condition are compelling. A virtual doorman is in the active planning stage for this building. So add a doorman and watch the price appreciation continue. Crosstown and other buses and subways within a block or two and the numerous private and public schools in the neighborhood are also attractions. museum mile is around the corner.. Central Park is out the door.
Does anyone know what the real situation is with 4D? Any info is very much appreciated.
