Anyone ever sell FSBO on MLS?

They have a ton of these sites. You pay $400 to list your property on MLS to avoid 6%. I'm sure more fees are involved further in the process, but still nowhere near the 6%. I know it can be a "hassle" to host open houses, qualify buyers, and deal with appraisers, but say you had the time - are these sites even worth a look? Thanks.
If you're going to sell FSBO then you have to work at it and that includes holding open houses, paying for advertising in the Times, shooting the photographs, writing the ad copy, and answering questions from buyers. It is a lot of work.
I don't know how much you have to deal with an appraiser besides letting them in the door to do the appraisal.
I sold an apt using FSBO.
I bought what was the $700 package which includes your property being listed on FSBO and on MLS. You state what % you want to give any broker that brings you a buyer, between 2 and 3%. I lucked out and got a buyer who saw my open house listing on MLS and called me.
I took pictures using a digital camera and held open houses almost every other weekend. FSBO is geared to basically walk the seller through it all. I had a great experience using it and would recommend it to others.
But, as 407PAS stated, you have to be available for open houses and showings. You also must be willing to make time to answer the emails/phone calls from potentional buyers or brokers with buyers.
The only dealing I had with an appraiser was when the buyer needed the appraisal completed for the mortgage. As for qualifying buyers, I assume you can ask for a mortgage commitment letter in your ad.

E70, would you feel comfortable posting the site you used? there are a ton, and some of them look shady. also did you list the % you would shell to buyer broker's on the ad itself? or would that be in your profile they can see?
I sold FSBO this summer and although I paid to use a flat fee service for $399, I wound up selling to a person who saw my listing on zillow which is free. Make sure to utilize all free service (postlets, vflyer) that will link you to these sites for free advertisement. If you have time try that for maybe a few months before paying money to advertise because honestly most of my serious visitors came from these free listings. If you do pay NYTimes is your first best investment.
A lot of people are looking for deals right now and more than a few are just doing there own research online without brokers figuring no fee all around may mean better deal.
I listed on forsalebyowner.com. Since I was given the commission range of 2 to 3%, I picked 2.5%. This number actually gets listed on the MLS listing that only brokers can see.
